A wonderful opportunity to buy as a whole or in lots approximately 194 acres of first-class Wolds arable land and grass paddocks close to the hamlet of Octon, near Foxholes and near to the main road between Driffield and Scarborough. The land is predominantly Grade 2 free draining Wolds land over chalk and is being offered for sale with vacant possession.

With approximately 10.26 acres of grassland the property has no residential accommodation and there are no farm buildings but there are two small, framed sheds for hobby use. There is also a small copse of trees in one of the grass fields.

METHOD OF SALE This property is for sale as a whole or in five individual lots by Informal Tender, the closing date for which is 12 noon on Friday 27 August 2021. Exchange of contracts will be on or before 15 October 2021 with completion of contract on or before 5 November 2021. Where individual lots are purchased separately sales contracts will need to coincide.

GENERAL REMARKS There will be no ingoing or outgoing payments due and early entry will be considered following removal of the harvested crops. The land is in good heart and yields well but there are some areas where Blackgrass treatments have been applied to this year's growing crops.

PROPERTY DESCRIPTION The property comprises good quality arable land stretching down the North facing sloping Wold and has been farmed with arable cropping with a former grass landing strip and light aircraft hanger in Part of NG 7840.

The land is basically in a ring fence but breaks down into natural Lots divided by country lanes to which they have frontage.

The grass paddock adjoins Low Octon Grange and contains a "Miracle Span" domed shed and the Orchard is opposite.

LAND CLASSIFICATION/SOIL TYPE The land is classified as predominantly Grade 2 with some shallower brows being Grade 3. Soil types are primarily Andover 1 shallower calcareous silty soils over chalk on the slopes and deeper silty soils in the valley basin. Root crops have not been grown for a number of years

EASEMENTS/WAYLEAVES/RIGHTS OF WAY The vendor is not aware of any public footpaths or bridleways crossing the land. Lot 4 is approached by right of way to be retained through the adjoining field NG 4092 which is part of Lot 2.

ORCHARD The Orchard is not registered on the Rural Land Registry and was used as a hobby fruit and vegetable patch by the Owners.

STEWARDSHIP There are no Stewardship Schemes in existence on the land.

SPORTING RIGHTS/MINERALS The land will be sold to include any such rights currently belonging to the vendor.

ENTITLEMENTS TO BASIC PAYMENT SCHEME The Entitlements to the 2022 BPS year based on the net
eligible area of all Lots will be included in the sale price at a value to be apportioned by the Selling Agent.

The Occupier will claim the 2021 BPS and the buyer will be obliged to maintain the Vendor's 2021 Cross Compliance requirements until 31st December 2021.

BUILDINGS There are two framed buildings - one in NG 2371 and one in NG 7840 and there is a timber shed in the Orchard.

CONTAMINATION The Vendor is not aware of the land having been filled with any contaminated matter referred to in the Environmental Protection Act 1990. The Vendor does not give any guarantees in this respect and advises the Purchaser(s) to make such enquiries and investigations as are necessary to satisfy themselves that none of this land is so filled.

TENURE & POSSESSION The land is for sale freehold with vacant possession available on completion.

DIRECTIONS From the crossroads at the Driffield side of Foxholes turn off the B1249 towards Wold Newton. Take the second turn right off the straight and once you reach the "T" junction the land is either side of you and when turning right towards Low Octon Grange.
