As members of the Royal Institution of Chartered Surveyors, we are able to offer the Homebuyer Survey and Valuation Report as a service to prospective purchasers.

The Homebuyer Survey and Valuation is a specific nine page report which undertakes to provide a Report and Valuation of a single dwelling setting out urgent and significant defects capable of detection within the Terms of Engagement and the scope of the inspection and providing a valuation of the property taking such urgent and significant defects into account.

The Homebuyer Survey and Valuation is not a structural survey, and must not be considered, or relied upon as such. Should you require a structural survey, there are specialist firms who can supply you with such a report, but this is not a service we currently provide.

Cranswicks will undertake to carry out an Inspection and Report on the RICS Homebuyer Survey and Valuation report forms within 7 working days of the date of receiving your signed Terms of Engagement form and payment of the requisite fee.

To obtain a copy of the Terms of Engagement to confirm that this is indeed the scope of inspection you require, you should contact our office nearest the property you are proposing to purchase or submit your details online.

In order for us to provide you with a quotation tailored to your own individual requirements, you will need to provide us with:

1. The full address of the property to be inspected.
2. The type and size of the property, including grounds and outbuildings.
3. The asking price of the property.
4. The offer price.
5. The viewing arrangements and details of any selling agent.
6. Your name and address to which we should send the report.

Our staff will be happy to discuss your instruction and the requisite fee for this service. If you wish to proceed, we will send you our Terms of Engagement which you should sign and return together with your remittance for our fee which we must receive before we can carry out the inspection of the property.
